There are the talents Pet Keeper and Whisperer for PCs who "constanly" walk with the dead, Michonne style or like the Whisperers. To herd a swarm I would make it into a project, asking the players to describe what the PCs do, and then defining everything needed. Otherwise, with few walkers...

We finished the fight tonight. They did so well until the blackhearts defeated the walker swarm and turned their full focus on them. They all died... but that was always likely. At least they went out fighting and it was an emotional end. We will decide if we start a new adventure or just new survi...

If they prepare in advance to have the swarm kill the Blackhearts, I would set it up as a Project, discussing with the players what they would likely need to make it work, and then give them time to have their Characters put stuff in place, and then maybe demand 2 or 3 skill rolls to spring the trap...

Are the rivals attacking them? Do the PCs have to defend their haven? (sorry, wasn't clear from the question) What is the objective of the badguys? Just to drive them off, intimidate them, or to actually wipe them out? I'd say you need to emphasise to the players exactly how screwed they are. Rules...

Don't forget that the Haven's Defense adds Bonus dice to all skill rolls when defending the Haven against an opponent (page 87). The rules say you can only Scavenge once a day (page 93), but I would allow it more often under special circumstances, or when I am feeling extra nice :) Don't think of it as "searching one room", it is something that takes hours. Several people may scavenge at the same time.
